Booking conditions and information.

1 - THE CONTRACT

The contract is made between the Visitor and the Owner of the property for which the booking is made and is deemed to be made subject to these Conditions of Hire and the Booking Conditions and Information contained herein. The acceptance of a booking from a Visitor creates a contract between themselves and the Owner of the property. Once the Booking Form and Deposit have been received the holiday booking is then firm, and the full rent will be required, even if you have to cancel your holiday. (see clause 7 in these Booking Conditions).

2 - PAYMENT AND DEPOSIT

The Visitor will be asked to book online with a payment of 25% of the tariff rate plus an extra £150 refundable security deposit, to formally secure the booking. We will also require the names and ages of all guests in your party. The security deposit is held against any damage or cleaning that is done/needed in the property. The security Deposit of £150, or balance of Deposit, will be returned to the Visitor, as soon as administratively possible after departure providing that everything is in order. Telephone reservations will be held for 24 hours and officially confirmed once we have received your completed Booking Form and payment. The balance and/or full rental payment must be received 12 weeks before arrival date. A reminder will be sent automatically 12 weeks before arrival. Please note our prices are per property per week/ short break. Should you book within 12 weeks of your arrival date, the full balance is due. If any items left behind after your departure are to be returned, then the postage and packaging cost will be deducted from your returnable deposit.

3 - OVERCROWDING

In no circumstances is it allowed for the maximum number of persons stated in the property description to be exceeded at ANYTIME. We reserve the right to terminate the Contract and the visitor will be liable for all the full booking hire charge and the deposit automatically forfeited. We do not allow parties as our properties are designed as relaxing family holiday accommodation.

4 - ARRIVAL AND DEPARTURE TIMES

Visitors may take up occupation after 4pm for the Boathouse, The Beach Hut and Lighthouse, and must vacate promptly by 11.00am for the Beach Hut, the Boathouse and Lighthouse, on departure day. We must request that you don’t arrive earlier than 4pm as there will not be any access to the properties so we can complete the extensive cleaning. (Please note that early arrival or late departure may result in a deduction from your returnable deposit)

5 - RE-BOOKING

We offer a loyalty system to current guests in that you may re-book the same week the following year before anyone else. We run a Week Number booking system in-line with the International Calendar. For example if you book week 10 this year you may re-book week 10 automatically the following year, providing you contact us within 48 hours of leaving. After this time weeks will be released on our website for general bookings.

6 - DAMAGE

Visitors must leave the properties as they find them. Please understand that the property must be cleaned and left tidy at the end of your stay and that failure to do this could result in the loss of your damage deposit. Any damage or breakages are the responsibility of the Visitor. Please advise us of any breakages that occur before you vacate otherwise you risk losing all of your deposit.

7 - CANCELLATION

Once the Deposit and initial payments have been paid and accepted visitors are liable for all the charges of the holiday, a binding contract has been deemed to be made between the holiday Visitor and the Owner. Any cancellation made by the Visitor (for whatever reason) shall be in writing via email, please obtain a confirmation reply from us directly (not an auto receipt) that this has been received. Any cancellation deemed necessary by the owners (for whatever reason) shall also be In writing, giving as much notice as possible to the visitor. The effective date of cancellation is when written notification is received. In the event of the visitor cancelling, we will endeavour to rebook the holiday accommodation and therefore be able to refund the original booking. If we are unable to rebook the accommodation, the Visitor will be liable for the full amount due even if the accommodation is not taken up (payment is due 12 weeks prior to the start of the holiday). We would strongly recommend Visitors arrange full travel insurance (including cancellation cover and specifically Covid19 cover) as soon as they submit the Booking Form/payment. Should it be necessary for the owners to cancel a full refund will be issued.

8 - PETS

Pets are allowed in the Boathouse and The Beach Hut, subject to agreement with the owner, depending on breed type. Please discuss with us about your dog's breed. We generally only allow small lap dogs, but please ask for further details. There is an additional £50 cost per week or £30 per short stay, in addition to the refundable property deposit. There are NO PETS allowed in The Lighthouse at all.

9 - SMOKING

All properties are strictly no smoking.

10 - SHOES

We ask that no shoes to be worn in the houses!

10 - FAKE TAN AND HAIR DYE

Please can guests not use fake tan or hair dye whilst at the property. If bedsheets, carpets or furniture become damaged due to products this will be deducted from your security deposit.
